Agricultural Classifications

In order to receive a 2a Agricultural Classification your property must be devoted primarily to an Agricultural Use.  In most cases, this means the property must be a minimum of 11 acres in size, and of those 11 acres a minimum of 10 contiguous acres must be used in the production of a qualifying agricultural product for the purposes of sale.  Properties under 10 acres may qualify under certain conditions.  Contact us at 218-471-7261 or email us for more information.

Green Acres 

The Green Acres Program offers a property tax deferral for owners of agricultural property in areas where the market value of land is affected by development pressure, sales of recreational land, or other nonagricultural factors.  Only property that is classified as class 2a agricultural land is eligible for enrollment in the Green Acres program, and additional ownership qualifications must be met.  Applications are due by May 1 for taxes payable the following year.  More information is available on the Department of Revenue website.

2C Managed Forest

The Managed Forest Land classification applies to unplatted real estate that meets the following criteria:

  • Rural in character,
  • At least 20 eligible acres of contiguous parcels of forested land,
  • Not used for agricultural purposes, and
  • Not improved with a structure.

The property cannot be enrolled in the Sustainable Forest Incentive Act (SFIA) program.

In addition, the property must have a qualifying forest management plan (forest stewardship plan) in place. The plan must have been developed or updated by a DNR-approved plan writer within the last 10 years.  You cannot apply with a pending plan.

 Managed Forest Land may qualify for a reduced class rate if the property meets all existing requirements. To qualify, a property owner must submit an application to the County Assessor no later than May 1 of the assessment year, for taxes payable the following year.  Additional information is available on the Department of Revenue website.

Sustainable Forest Incentive Act (SFIA)

The Sustainable Forest Incentive Act provides state incentive payments to private forest landowners for practicing good stewardship and management of their forest land. The program is administered by the Minnesota Department of Revenue.
