Purchasing Developed or Undeveloped Property

If you are considering purchasing property in St. Louis County, it is important for you to find out as much as you can about the parcel before money is exchanged between you and the seller. It is recommended that all prospective owners seek legal council prior to purchasing property. By clicking on the tabs below, you will find a checklist for both undeveloped and developed property that you might find helpful. If you are considering buying undeveloped land, there are a number of things to consider:

  1. Site Use: Is the site appropriate for the intended use? Check on such details as the availability of road access, proximity to the water table, type of soils present (this can affect whether a sewage treatment system can be installed), and availability of utilities. (contact Planning and Environmental Services)

  2. Property Boundary: Do you know where the property lines are?

  3. Land Use: Does the land use district in which the property is located allow the intended use? (contact Planning)

  4. Activities: Are there activities present or allowed in the area that may be undesirable to you? (i.e. gravel pits, dog kennels, dusty roads)

  5. Conforming Lot: Is the property a conforming lot?  An improperly created lot, building or parcel split can result in the inability to obtain land use permits for structures on new and remnant parcels. (contact Planning)
