County Closes on Sale of Historic Old Jail

                                             County Closes on Sale of Historic Old Jail 
 
The sale of the historic St. Louis County jail was completed today and the keys to the facility were officially entrusted to the new owner, Grant Carlson representing Jail Holding, LLC. Nearly 15 years after housing its last prisoner, the former jail site is now in the hands of a private developer, who has exciting plans for its adaptive reuse. Grant Carlson, who heads the Minneapolis based team experienced in commercial real estate development, said, “We hope to strategically redevelop the old jai into a historically sensitive office facility.”
The jail is part of Duluth’s Civic Center and was placed on the National Register of Historic Places in 1986, and is representative of Duluth’s rich architectural heritage. While the structure has been marketed informally by the county for many years, little serious interest had been shown. Facing significant demolition costs, the St. Louis County Board directed additional resources toward an aggressive marketing plan for the old jail last year.  A special acknowledgement and thanks for the leadership brought to this effort by RE/MAX1, the exclusive broker for the building.

The closing today was consistent with the sales terms approved by the County Board on March 2nd which called for a purchase price of $54,000. Since the structure has not been in use for several years, the county also provided a repair allowance toward costs of utility service reconnections, and a modest closing allowance. At closing, Mr. Carlson noted that he was “looking forward to being part of the fabric of Duluth, and connecting with community members and organizations who are interested in the success of this project.”  St. Louis County Administrator Kevin Gray commented, “The county is pleased to have reached a positive conclusion to our marketing efforts for the building, and extends its cooperation and best wishes to Jail Holding, LLC in its rehabilitation efforts.”
